This property covers 180 acres, and is within a day’s drive for millions of people. There are approximately 100 acres available for expansion and improvements. The grounds are nicely treed with open areas for outdoor activities. The park has a heated swimming pool and a variety of recreational activities. The RV sites can accommodate RVs up to 45 feet in length. There are phone and cable hookups at some of the sites. The tenting areas and cabins/cottages combine to make this a destination park for every sort of camping enthusiast.
The main building is constructed with concrete block and wood framing, and it has cedar siding. The main floor has 2056 square feet. There is also an 1800 square foot basement plus some attic space. The building houses the office, store, a laundry, rest rooms and an efficiency apartment. The basement currently houses a game room as well as some storage and water system equipment. There is an alarm system (fire, burglary, and low-temperature) and a generator which could sustain power for the gate, wells, and pool. The store sells a variety of grocery and snack items, ice, firewood, gifts, souvenirs, T-shirts and RV Supplies and has a freezer and coolers.
There are 2 laundry rooms in the park. One is in the main building and has 2 washers and 2 dryers. The second laundry room is located in the Middle Bath House. It also has 2 washers and 2 dryers.
There are 2 bathhouses in the park. The Middle Bath House has 4 separate bathrooms, each with toilet, sink, and shower. All the walls and floors are tiled. This bathhouse features temperature-controlled water and radiant heat in the floor. This building also contains one of the laundry rooms and a utility room with some storage space. The second building is the Lower Bath House. This portable structure has 4 separate bathrooms, too, with tiled floors, and there is also a utility room in this building.
This is a 24’ X 52’ frame building with an adjacent pavilion measuring 24’ X 40’. The “club house” portion of the structure is carpeted with bathrooms and a kitchen area. There are tables and chairs which can seat up to 200 people. The pavilion is open air with a concrete floor.
The owner’s residence is a 24’ X 52’ wood-framed structure with vinyl siding. There are 2 bedrooms and 2 bathrooms, a living room, dining area, and kitchen. It is located near the front of the campground.
There are 2 buildings used for equipment/maintenance. The firsts is a 24’ X 32’ wood-framed structure with wood siding. It has a 16’ X 32’ lean-to attached to it. The second building is a Morton Building measuring 30’ X 68’. This building has 4 overhead doors and one sliding door. The floor is concrete and contains tubing for radiant heat.
There are 5 cottage/cabin rental structures. Cottage #1: This is a wood-framed building measuring 24’ X 52’. It has 3 bedrooms, 1 bath, a living room and a kitchen. It is fully furnished. Cottage #2: This, too, is a ood-framed structure and features 2 bedrooms, 2 baths, a living room, and a kitchen. This cottage has Berber carpet and tiled floors, and it is also fully furnished. Luxury Cabin: This is a 12’ X 24’ “park model” type structure. It features 1 bedroom, 1 bath, a living area, an efficiency kitchen, a loft, and a porch. It is also fully furnished and includes a fireplace. 2 Rustic Cabins: These are 16’ X 16’ sleeping cabins with electricity. They include wood platforms with vinyl-covered mattresses.
