This property includes 215 RV sites (including “premium” large, pull-throughs), 45 rental units, and 25 tenting sites on 99.98 acres. There are 40+ acres that could be used for expansion of the business. The park has a 4-acre lake which has a sandy beach swimming area and a dock for non-powered watercraft. The lake and the 2 fishing ponds are fully contained within the property. A small stream also passes through the property. The park is nicely treed with open areas for outdoor activities. The property has a gradual slope of about 175 feet from the front of the property to the rear.
The main building is located near the entry point of the campground and contains the reservation desk, camp store, a snack bar, a game room, and bathrooms with showers for the swimming pools. The newly- renovated store is integrated with the snack bar.
This multi-level 16000 square foot water playground includes waterslides, a fort, water cannons, a “hydro-storm”, and more. This is an extremely popular family feature of the campground.
The heated large pool is 22’ X 44’ with a Marcite bottom and fiberglass sides. The heated wading pool is 16’ in diameter and has a small fountain.
This 50’ X 60’ building is also newly-renovated. The building has a DJ booth, a craft room, a theater, a storage area, a point-of-sale station, and a small office, customer service/maintenance area and a fenced yard.
The campground has 3 bathhouses. The main bathhouse is of block construction with new tile and countertops. The men’s room has 4 urinals, 4 toilets, 4 sinks and 3 showers. The women’s room has 8 stalls, 4 sinks and 3 showers. A new bathhouse is fully ADA compliant and has 8 unisex/family style bathroom-shower combinations. The main building bathhouse has a men’s room with 2 urinals, 1 stall, 2 sinks, and 1 shower. The adjacent women’s room has 2 stalls, 2 sinks and 1 shower.
There are 45 total rental sites at the park.
5 lakefront cabins. Each of these can sleep up to 6 guests. There are 4 bunks and a queen size bed. Each has a full bath and shower, a well-equipped kitchen including a 2-burner cook top and compact refrigerator, microwave, toaster, and a coffee-maker. Each also has a color TV with DVD player, a barbecue grill, a fire ring, a picnic table, air conditioning and heat, and tableware/cookware for 6 people.
1 chalet home. This structure sleeps up to 10 guests. There are 2 queen beds, 2 twins, a futon, and a full loft. The kitchen is fully appointed and includes a full-size refrigerator/freezer. The bath includes a shower and tub. The remaining amenities and features are similar to those listed for the lakefront cabins.
23 deluxe cabins. Each of these can sleep up to 6 guests. They include a queen bed, 4 bunks, and a full- size futon. These have similar appointments and amenities as the rentals above, but they also include a fireplace and screened-in porch.
10 chalets. Each of these can sleep up to 4 guests. They have a full-size bed and twin trundle beds. The kitchens have 2-burner hotplates and compact refrigerators as well as the “usual” items listed above.
6 deluxe trailers. Each of these can sleep up to 6 guests. They include a queen bed, 4 bunks, and a full- size futon. The kitchens include a full-size refrigerator/freezer. Amenities and features are similar to those listed above.
The pavilion contains a covered concrete entertainment area, a bathroom with a toilet and sink, and the laundry room, which features 4 washing machines and 4 dryers. Maintenance building: This newly-built building measures 52’ X 80’. The building is of pole construction and includes a mezzanine for storage, including lockable storage rooms. There is a 16’ ceiling and 4 overhead doors. It has an employee bathroom, radiant heat and a separate bay currently used for the owner’s motorcoach.

Owner’s residence
1300 square-foot ranch home with a 1200 square-foot, fully-finished walkout basement. This home sits on 75 wooded acres across the road from the campground property. The home features central air and heat, a hot tub, and a fireplace.
Manager’s residence
This is a 3 bedroom, 2 bath mobile home. It sits on approximately 2 acres adjacent to the owner’s residence.
Additional residence
This is a 1 bedroom RV trailer that sits on the same 2-acre site as the mobile home above.
