This large park features 248 total sites on 175.72 acres. 232 of the sites have full hookups, and approximately 200 of these are occupied seasonally. This park has over 1 mile of frontage on a river and a similar length of frontage on a historical canal. Virtually every site is steps away from one of these two water features. The park has many amenities on-site as well as a variety of recreational opportunities in the area including boat rides on the canal. The quality of this park and the surrounding area have produced a campground that has become the “summer home” for families year after year.
 
 
This property totals 175.72 acres. It is crescent-shaped, bounded to the northwest by railroad tracks and to the south, east, and north by a river. The campground occupies approximately 32 acres of the total, leaving well over 100 acres available for further development. Much of the land is wooded, featuring oak and locust trees. There is substantial river frontage as well as over 1 mile of frontage on the historical canal. Of the 232 large and level full-hookup sites, 64 were added in the past three years.
This is a 40’ X 80’ frame structure. Located at the entrance of the campground, it houses the park office, a mini-store featuring ice cream and other treats, a game room, a lounge area with TV and seating, and a multi-purpose room which is used as a dining hall, meeting room, bingo hall, and for church gatherings, among other possible uses.
The park includes two rustic cabins. Each is 12’ X 18’ with a front porch. They contain double bunk beds, an electrical outlet, an air conditioner, and interior table and 4 chairs. Each also has an outside picnic table, a fire ring, and a stand-up barbecue grill.
This 1024 square-foot building is currently used as a 12-month rental unit. It has 2 bedrooms, 1 bathroom, a kitchen and a living room. This could be used as an owner’s residence.
There are two of these buildings, each measuring 30’ X 30’ and of masonry construction. They are very similar in their features. Each has a laundry room with 2 washers and 2 dryers and a storage room. The men’s bathhouse areas each have 2 urinals and 2 toilets. The Ladies’ bathhouse areas each have 3 toilets. All the bathhouse areas have multi-sinks and 2 coin-operated showers each.
This 980 square-foot home is currently used a manager’s residence. This, too, might be considered for use as an owner’s residence or a rental unit.
This 2080 square-foot steel building is used for storing and repairing vehicles and equipment. It has a concrete floor, insulated walls, and is heated with an oil-burning furnace.
Two, one for each of the two wells providing water to the park. The 198 square-foot older one is of brick construction and has some storage space within. The second is 80 square feet in size and has vinyl siding.
This is a wood structure used to shelter machinery and equipment. It is 2040 square feet in size. This building is not heated.
