A relaxing country setting! In an area with lush trees, fertile farmlands and only about an hour’s drive from a major metropolitan area, this 24 acre property includes 117 sites, featuring 61 full hook-ups, 50 water-and-electric sites, and 6 cabins. The park has a heated swimming pool and a variety of on-site recreational activities. The current owner also schedules group activities for the enjoyment of the guests. There are nearby walking and biking trails and woodlands for campers to enjoy. This campground is located in a country setting and has a lot of the “small town” attractions nearby. The park has both treed and open sites on 24 acres. Many of the RV sites are pull-through sites and measure up to 40’ X 70’. The property has nearby woodlands with streams coursing through it. Other adjacent land is agricultural in nature.
The main building measures 30’ X 72’ (2160 sq. ft.). The building was constructed in 2003 using wood framing, asphalt shingles, and vinyl siding. The floor is vinyl tile on concrete. The walls and ceiling are drywall. The building has exposed fluorescent lighting with forced air heat and central air conditioning. The building houses the campground store, which sells a variety of necessary goods. It also houses the office and recreation room.
The campground has two bathhouses. The first is located in the main building and includes a water softener. The women’s room has two toilets, 2 showers and 3 sinks. The men’s room has 1 toilet, 1 urinal, 2 showers, and 3 sinks. Both rooms have concrete floors with an epoxy sealed coating and highly moisture resistant glass board walls. The second bathhouse is of concrete block construction with concrete flooring, also with the epoxy coating, and measures 20’ X 34’ (680 sq. ft.). This bathhouse also has a water softener. The women’s room has 3 toilets, 3 showers, and 3 sinks. The men’s room has 2 toilets, 1 urinal, 3 showers, and 3 sinks. The second bathhouse also houses a 7’ X 11’ mechanical room with 2 pressure tanks serving the structure and a portion of the campground.
There are 6 rental cabins on the property. These were built in 2003 or later, and each measures 12’ X 16’. They are wood framed with colored steel roofs and concrete floors covered with indoor/outdoor carpeting. There is electricity in each cabin, and water is available from an adjacent hydrant. The cabins are not heated, but they do have air conditioning. Each cabin has a 4’ X 12’ roof extension over the entryway.
The owner’s residence is a single-story manufactured home. It was built in 2003 and contains 2084 square feet. The foundation is concrete pier. It has an asphalt-shingled roof and vinyl siding. The home has 3 bedrooms, 2 full baths, a living room, a dining-kitchen area with a breakfast nook, and a laundry/mud room. There is wall-to-wall carpeting in the bedrooms and living room, and the kitchen area, bathrooms, and laundry/mud room have vinyl flooring. The home has forced air heat (LP gas) and central air conditioning. The kitchen has a built-in dishwasher, garbage disposal, and microwave (w/exhaust). There is a 26’ X 30’ garage (attached to the home by a 7’ X 10’ breezeway). There is a 76 square foot open porch.
The shed is 12’ X 20’ and was built in 2003. It is wood-framed, asphalt-shingled- and vinyl-sided with a concrete floor and overhead door. It contains the primary well control unit and 2 pressure tanks. Maintenance Building: This older building is 28’ X 60’. This is a wood pole frame structure with galvanized steel siding and roof. The floor is dirt. There is no electrical or plumbing service in this building. It is used for storage and basic maintenance of the equipment.
This is a wood pole structure with asphalt shingles. One end and half of each side are enclosed. The shelter sits on a 24’ X 42” concrete pad.
