This 5.5 acre campground sits on the edge of town, yet within the city limits, allowing the campground to take advantage of the municipal services. Featuring 42 full hookup sites and 6 water & electric sites, the grounds are open and level for easy pull-thru access. Located an easy 15 mile drive from a busy interstate, this park gives returning guests, and the newcomer, the “country feel” they seek and enjoy, yet they are not too far from the “city”. The park also has an area for tent campers. There is approximately 400 feet of highway frontage.
 
 
This 5.5-acre campground might be said to provide the best of both worlds. It is set in an area that is clearly rural in nature. At the same time, it has municipal water and sewer service, and it is within one mile of a shopping center and two miles of a hospital. The campground has approximately 1-2 acres that are undeveloped and could be used for expansion if the new owner chose to do so.
2944 square foot frame structure houses the office, restrooms, laundry, game room, and meeting
room on the main floor. The upstairs has a 1300 square foot apartment which is currently used as the owners’ residence. The 1000 square foot basement is used as a storage and utility area, and a storm shelter.
This is a 3200 square foot building with three bays, each with an overhead door. One of these bays is heated. There is also a 1 bedroom efficiency apartment in this building which is used as a rental unit.
The office is in the main building. The apartment in that same building could be a manager’s residence, or the apartment in the maintenance building could also be used in that fashion.
At this time the owner’s residence is the apartment in the main building.
There is one 4-person cabin with a front porch.
A second set of restrooms with showers is located in this building near the far end of the campground. This building is also used as a storm shelter
The campground features a 13’ X 33’ fiberglass inground pool with a concrete patio and fence enclosure. There are also 3 hot tubs for the guests’ enjoyment.
The campground laundry is located in the main building. There are two washers and three dryers available to the guests.
