In the gateway area to a very popular summer vacation region, this 45 acre property has 166 sites, including 31 full hookup sites and 57 water-and-electric sites. There are 6 rental units, including 4 cabins. There is also a tenting area available. This park has many amenities, including a heated pool, snack shop, pavilion, nature trails, and a large array of on-site recreational and fun activities. There is plenty to do at the park, and there is much to see and do in the surrounding recreational area. This franchised park is popular with guests who enjoy all the family friendly activities, and it also has a clientele that uses it as “home base” for their day trips to area attractions.


This property includes 160 sites and 6 rental units on approximately 45 acres. Some are pull-throughs. There are approximately 15 acres that would be suitable for expansion of the business. The park is treed and situated in a country setting. The campground is nicely laid out. Much of the in-park recreational activities are located in the center of the park for easy guest access. The park is 4 miles from a major interstate highway and less than an hour away from a variety of places to see.

Main Building
The main building is located at the front center of the campground. The building measures 2816 square feet, has an open cathedral ceiling area and it includes a fireplace. This log-sided building contains the Office including the registration desk, the Store/Snack bar measuring 400 square feet currently selling camping supplies, toys, snacks, drinks, ice, groceries, gifts, logo items and souvenirs. There is an outdoor grill and a patio. The Game room is also located in the main building. This building has the Wi-Fi hot zone for guests.

This open-air structure has 1120 square feet. It includes a storage area and a drop-down video screen.

There are 3 bathhouses at the park. The “north” one measures 1176 square feet. The “south” one measures 860 square feet. The “poolside” bathhouse also measures 860 square feet.

The laundry room is located in the “north” bathhouse. There are 3 washers and 6 dryers. These appliances are currently leased and in excellent condition.

There are 4 rental cabins in the park. Two are rustic cabins which sleep four. Each of these has 1 double bed and a set of bunks. There is electricity with a ceiling light/fan in both. The cabins have a large front porch with a grill and fire ring. The remaining 2 cabins are housekeeping cabins which also sleep 4. The bunks are in a small separate room. Each of these has a bathroom with shower and toilet. There is a convenience kitchenette in both with microwave and small refrigerator. Each has a porch, grill, and fire ring, also.

Rental trailers
There are 2 rental trailers. One is a pop-up that sleeps 4 and includes a small refrigerator and a 3-burner stove. The second is a 30-foot travel trailer which can sleep 2 adults and up to 4 children. It has a bathroom with shower, a full kitchen, and awning. This unit does have heat and air conditioning. Both trailers have a fire ring.

Maintenance buildings
The larger maintenance building is 15’ X 25’ and 15 feet high. It has 2 levels. The smaller building is an 8’ X 10’ barn.

Swimming pool
The pool is a 55,000 gallon concrete pool. It is heated and has a unique shape.

Owner’s residence
This is a 2-bedroom, single bath house located at the back of the property. It has a kitchen, dining room, living room, and an office. The stove, refrigerator, washer, and dryer are included in the sale. The home is propane-heated. There is also a large garage and shop, and there is a lean-to on the side of the garage for extra storage.

Second residence
This is a 4-bedroom double wide located at the front of the park. It had a new roof installed in 2009. This home is currently unoccupied and is used for storage.
