Highly rated, beautifuly landscaped,"turnkey"park business
 This nearly 12-acre campground and RV park is located right off the Interstate and is very easy to access. There are 48 sites which include large pull-throughs, tent decks in wooded settings, and 4 cabins (2 of which include whirlpool tubs). The natural beauty, mild climate, and an impressive array of nearby attractions draw visitors to this campground from far and wide. This neat, clean, quiet, and highly rated park is clearly a “turnkey” opportunity not to be missed. Some acreage is available for expansion.
 
 
This diverse 11.68-acre park, built into the side of a hill, has wooded areas with mature shade trees and offers a quiet setting for large RVs and tents, or your guests may stay in one of the nicely appointed cabins. The park offers an excellent setting for a camping vacation; in fact visitors to this campground stay for an average of 5 days. There are some overnight guests, of course, but many stay longer to experience the neighboring sights and activities. Sites are terraced, level, and nicely landscaped. Four of the twelve acres remain to be improved, if so desired.
This 1320 square foot building is 15 years old, wood framed, and located near the park entrance. This building houses the front office, convenience store, and game room. There is a large 920 square foot porch bordering two sides of the building. The office includes the administrative area, site assignment board, cash register, and other office equipment. The store is adjacent to the office. Fresh, frozen, and canned food items are stocked as well as gifts, RV and camping supplies, cold refreshments, and common household items. The recreation room features a slate pool table, Ms. Pacman video game, dart board, and board games. There is seating, a table, and a TV and DVD player. When necessary, this area is heated by a ventless gas log fireplace.
The men’s and women’s bathhouses are 308 square feet each and both were remodeled in 2004. The construction is concrete block with a tile floor. Each has two shower and dressing areas, two toilet stalls, and a three-basin sink. They are heated and cooled by a central unit. Hot water is provided by a 50 gallon water heater and a 40 gallon water heater, both installed new in 2008. The park laundry is in this building, too. It features 3 Maytag commercial coin-operated washers and 4 Maytag commercial coin-operated dryers. There is a folding table and a bar for hanging clothing.
There are two 288 square foot (12’ X 24’) 4-person cabins. Each of these is a wood-framed building with an attached porch, a small yard with a BBQ grill, a fire ring, and a picnic table. Each is furnished with a single full-sized bed and two bunk beds. There is a private bathroom with a shower, folding table, hotel sized refrigerator, wall heater/air conditioner, TV, DVD and VCR player, and a ceiling fan.
There are two 16’ X 32’ bi-level cabins located at the far end of the property. Each of these wood-framed cabins has a queen-sized bed in the ground floor master bedroom and two queen-sized beds in the second level loft. These accommodations include a full kitchen, a two-person whirlpool tub, shower, futon sofa, recliner, TV, DVD and VCR player, and ceiling fan. Heat pumps handle the heating and cooling of these cabins.
Located at the far end of the property, this is a 36’ X 60’ wood-framed, metal-sided building. Constructed of 6” wood beams and featuring 12’ high walls and ceilings, the building has a cement floor and a 2500 square foot cement pad directly in front of the building. There are 70 feet of work benches and two lofts for storage. The facility has fluorescent lighting and contains all the yard and repair equipment, tools, and supplies needed for general maintenance and upkeep.
Above the bathhouses are two 246 square foot furnished apartments. Each apartment has a wood deck with a picnic table and grill. They are wood framed with plywood siding and a shed roof. The apartments are all electric (metered separately) except for propane-fueled stoves and ovens. Each has newer appliances, a queen-sized bed, and a twin-sized convertible sofa. These could be rented on a short-term basis, or they may be used as a residence for the owner or manager.
This is constructed of 6” wood beams and has a cement floor and metal roof. It is lighted, has electricity, a large BBQ grill, and cold water double sink. The pavilion is used by campground guests, and it is also made available for rent for “stand alone” gatherings.
A 30” X 100” fenced-in dog run is located behind the front office.
