Perfect for families who want to enjoy the area’s activities, including trout fishing, hiking, off-roading, and horseback riding. The park offers a range of amenities, including a pool, high-speed WiFi, store, and dedicated dog areas. The lodge motel has 19 large and comfortable rooms, and there are 43 full-hookup RV sites in the campground, as well as premium patio sites and deluxe tent sites with gazebos. The park is clean and well-maintained, with attentive staff. The location offers easy access to nearby attractions, such as Yosemite and Mono Lake. Furthermore, in 2023, the park won KOA Founder’s and President’s awards for excellent service. The owners have made improvements to the park over the past five years, and it should only require basic maintenance to keep it running for the next 5-10 years.

Area attractions
The park is located on California Highway 395 just south of Topaz Lake, Nevada, surrounded by the beautiful Eastern Sierra Nevada Mountains. It is centrally located between Yosemite National Park (to the south) and Reno, Nevada (to the north), all within ~ 1 1/2 hour drive. It is the closest KOA to Yosemite (65 miles). South Lake Tahoe, and the ghost town at Bodie State Park are 60 miles away. Closer to the park, trout fishing is popular on the West Walker river and there are hiking and UTV/ATV trails on Centennial Bluffs.
Main building
Office, store, shop, storage and manager/owner unit are all part of the same building. Owner unit is a 2 bedroom, 2 bath, one level building attached to an adjoining office/store and shop area. The building is 2500 total sq. ft. Siding material is a combination of brick and composite siding.
Equipment/maintenance buildings
One storage shed, 100 sq. ft. with composite siding. 2 garage/sheds, 288 sq. ft. each, composite siding, built in 2021.
Multi-use building
4 family style restrooms, 1 laundry facility with 2 washers and 2 dryers for guests, 2 storage rooms, and one clubhouse room with full kitchen. Building is 1000 sq. ft. and has composite siding.
Motel
Motel building with 10 rooms, 5 full kitchens. 5500 sq. ft. bldg. Composite siding. Built in 1959.
Second motel building with 10 rooms and laundry facility to service linens. 3500 sq. ft. Composite siding. Built in 1987.
