President’s Award-winning KOA that can accommodate any size camping unit. Guests drop in for an overnight stay or vacation for several days. It is located in the metro valley region, part way between the state capital and the second largest city in the state. It is conveniently adjacent to an interstate and between 2 exits. The property and billboard can be seen from the interstate from both east bound and west bound directions. Local guests return annually for clean and safe family camping and the traveling public come for the convenience to the interstate. Monthly guests stay for the best camping in the area close to both major cities. This is a turnkey operation, complete with an experienced manager, staff and an established clientele.

2 acre swim lake and 2 fishing ponds
Large swim lake with oversized swim toys including a floating trampoline, rocker, teeter toter and stationary dock. The sand beach adjoins the swim lake. Kids enjoy building sand castles and adults enjoy taking a nap in the lounge chairs. Approximately 100 life jackets required for swimming past the roped-off shallow side of swim lake. Three fishing lakes. Fishing is a popular activity and selling bait for fishing is quite profitable.
The main building includes the office, store, registration, and housekeeping facilities. The two-story building is dry stack log construction, with wide pine board flooring, which was completed in 1978. It is the first building guests come to upon entering the campground. The office is approximately 400 sq. ft., and is adjacent to the store separated by a dutch door. Includes two office desks, chairs, filing cabinets, printers, and CCTV security system. This area also has full kitchen for owner/manager and is used for personal meal preparation and dining. Kitchen could be used for employee break room/use or possibly pizza sales.
The store is just over 510 sq. ft. and handicap friendly from the entrance ramp. The store has a large log registration counter with two workstations, printer, point of sale terminals, three gondolas, three shelving units, shirt racks, hat racks, Pepsi coolers, ice cream freezer, as well as guest rocking chairs on the welcoming country fan cooled front porch.
