MISSOURI KOA CAMPGROUND FOR SALE

KOA Holiday offers a little something for everyone

This award-winning KOA campground offers a compelling opportunity for a hands-on owner or an investment group seeking a well-maintained and profitable recreational business. The property is ideally located for both transient and destination campers, offering a wide array of amenities and easy access to a popular recreational area.

A newly opened restaurant and bar provides an additional revenue stream and on-site convenience for guests. With approximately 600 feet of frontage on a main highway, the campground benefits from high visibility and easy access for large RVs. The park’s layout features level sites on a gently sloped terrain, providing excellent drainage. Guests enjoy a range of activities including a Z-shaped pool, a gem mining station, and courts for basketball and volleyball. The campground is designed for efficient management, with just two main buildings and an office strategically positioned to oversee the pool area.

Accommodations
The park offers shady back-in sites with 50-amp service, able to accommodate RVs up to 125 feet in length, with all RV sites providing sewer hookups. Air-conditioned deluxe cabins are also available for guests.

Recreation
A Z-shaped 35’ x 35’ swimming pool, a gem panning station, a tetherball court, ping pong, foosball, basketball, and volleyball are available for guest entertainment. Two hammock swings under a large oak tree offer a place for relaxation. A Kamp K-9 dog park is located under shade trees.

Convenience
Guests can access a 24-hour laundry room and Wi-Fi. The camp store sells propane and firewood, and mail pickup service is available for longer-term visitors.

Area attractions
A State Park lies minutes away, where clear spring-fed streams flow through a shady hardwood forest. Anglers seek out these prime trout waters, stocked daily during fishing season. Hikers can also explore 12 miles of trails leading past natural rock tunnels and through an oak-hickory forest. Area outfitters rent canoes and rafts and offer guided tours for scenic floats down the river. Historic Route 66 passes nearby, where guests can browse flea markets and antique shops for nostalgic souvenirs. There is also a zip line park, golf course, raft and canoe rentals, float trips, a water park, and movie theater.

Main Building
The main building, measuring 40’ x 100’, is the central hub of the campground, housing the store, recreation room, restrooms, a laundry facility, and the owner’s residence under a single, clean roofline. The structure features metal siding, metal roof trusses, and metal posts on 10-foot centers. The walls are constructed with 6-inch studs. The entire building is on a single, accessible floor level.

Bar and Grill
A separate 24’ x 40’ building houses a bar and grill, providing an additional amenity for guests.

Camp Store
The camp store is centrally located within the main building. Guests have direct access to the recreation room and the pool area through an interior door. The store provides a convenient point of sale and acts as a central thoroughfare for guests moving between activities.

Recreation Room
Situated directly behind the store in the main building, the recreation room offers a space for guests to gather and play. It is equipped with a ping-pong table and a foosball table. A small adjoining room is available for guests who wish to play table games.

Laundry Facilities
A dedicated laundry room is located at the west end of the main building. It is equipped with two washers and two electric dryers for guest use.

Owner’s Apartment
The owner’s residence is a private section of the main building, providing on-site living for management. It includes a front living room with the option of a second, larger living room at the rear. The home has one bedroom and can be converted to a two-bedroom layout with the use of sliding doors. It features a single bathroom and its own separate laundry facilities.

Bathhouse
The bathhouse was fully renovated around 2018. It features tile from floor to ceiling and is equipped with both heating and air conditioning, providing a comfortable and well-maintained space for guests.

Maintenance Building
The equipment and maintenance building is a mix of post-and-beam and conventional construction with a concrete floor. It has a metal roof and metal siding. The floor height varies due to the building being expanded over the years.

Deluxe Cabins
Two KOA deluxe cabins were installed around 2017. Each cabin is 12 feet wide by 20 feet long on a mobile home frame. Each unit features a full bath, a kitchenette, a queen bed, and a bunk bed to sleep four people. The cabins also include a large covered porch.
