KOA Holiday offers a little something for everyone

Founder’s and President’s 2022 award winning KOA located in the heart of stocked fishing holes, river rafting spots, homegrown country markets, and Historic Route 66. Kids can pan for gems, swim in the Z-shaped pool, or race rental bikes on a track, while parents lie in the shaded hammocks with a good book. A nearby State Park is a major trout fishing attraction. There are also antique shops and flea markets. There is ample electricity for big RVs and all RV sites have sewer hookups. The land is sloped just enough for rain runoff but not so much that it can’t have nice level sites. Newer bathroom facilities are well maintained. This MO KOA campground for sale is easy to manage with only two buildings, and the owners can easily see the pool from inside the building. RVs have easy access right on Highway 64 with 600 ft. of road frontage.

Area attractions
A State Park lies minutes away, where clear spring-fed streams flow through a shady hardwood forest. Anglers seek out these prime trout waters, stocked daily during fishing season. Hikers can also explore 12 miles of trails leading past natural rock tunnels and through an oak-hickory forest. Area outfitters rent canoes and rafts and offer guided tours for scenic floats down the river. Historic Route 66 passes nearby, where guests can browse flea markets and antique shops for nostalgic souvenirs. There is also a zip line park, golf course, raft and canoe rentals, float trips, a water park, and movie theater.

Main building
The main building sits front and center on the property, and contains the store, rec room, restrooms, laundry room, and the owners’ apartment all under one clean roof line. A new metal roof was installed around 2006. The building has metal siding as well. It has metal roof trusses and metal post that go down to the foundation every 10 ft. Walls are 6 inches thick with standard 2” x 6” wall studs. It is all on one floor level.

The store is in the middle of the main building, with access to the game room and pool through an interior door. From the game room guests can go out to the pool right out the back door.

The laundry room is at the west end of the main building. It has two washers and two electric dryers.

Rec building
It is in the main building right behind the store. It contains a ping pong and foosball table. Next to that is a small room for guests to play table games.

Owner’s residence
Part of the main building. It has a front living room and a optional large rear living room. It has one bedroom and an option to close the sliding doors and have a second bedroom. It is a single bath residence with its own laundry facility

The bathhouse was completely redone around 2018 by the former owner. They are very nice and tiled up to the ceiling and are both heated and air conditioned.
Equipment/maintenance buildings
Post and beam construction mixed with conventional construction. It has a metal roof and metal siding. It has a concrete floor, however it has differing heights due to being enlarged over the years and people pouring cement at different stages.

Deluxe cabins
Two KOA deluxe cabins each 12 ft. wide by 20 ft. long on a mobile home frame with the wheels still under them. Both installed around 2017. They have a full bath, kitchenette, queen bed and bunk bed. They sleep four and have a large covered porch.
