Located on the main entrance road to an amusement park, close to many other area attractions and within a short drive to Lake Erie. Sites are available for overnight, short-term, and long-term campers. The park has very clean showers and restrooms, and a newer laundry facility. Amenities include a heated in-ground pool, basketball, playgrounds, dog run, and a small camp store. There is relatively low overhead and the business is easy to maintain with 2 owners. In 2020 it was operated alone by one of the owners. The park benefits from repeat business with road signs on the interstate and very little additional advertising. It is located 1/4 mile from a major highway and receives a constant flow of overnight traffic.

Wood frame front main building includes check-in front office, general store, laundry room with 2 brand new heavy duty commercial dryers and 3 washers, game room with claw machines, driving game, pool table and air hockey, storage room/office, Men’s and Women’s bathhouse, and second floor owner/manager fully furnished 2 bedroom large condo with living room/kitchen/2BR/1BA. Maintenance barn wood frame near front of park approx. 20 ft. x 40 ft. Second bathhouse toward back of park. Concrete block construction/ADA approved. Newer rec pavilion next to pool area.

Check-in front desk area and designated office in the main building.

Game room in the main building and a small rec pavilion next to the pool for ping pong, picnics, karaoke, etc.

Laundry room in the main building with 2 brand new commercial dryers, 3 washers, linen storage room, coin machine, laundry soap dispenser and wash basin.
Bathhouses
2 bathhouses – 1 in the main building area and 1 free-standing bathhouse in the back of the park.
Owner’s residence
2nd floor managers residence in the main building. Entire second floor fully furnished and turnkey. 2BR/1BA with living room/dining area and kitchen.
Cabins
2 A-frame cottages each sleep 4 people. Includes on suite bathroom with stand up shower, sink and toilette. Fully furnished with linens, coffee pot, microwave, dinette, desk, 2 full size beds.
Equipment/maintenance buildings
Equipment barn/maintenance building with full power. Includes John Deere tractor, zero turn mower, new maintenance golf cart, Polaris ranger utility vehicle.
