CAMPGROUND FOR SALE

Turn-key campground and river business in a beautiful mountain setting

This is a turn-key operation and is small enough to run with minimal staff. In addition to the campground it offers a solid river livery business. The seasonal operation allows the owners to take several months off during the winter. Established in 1989, the park takes special pride in being “First on the River.” It is only 15 minutes from a quaint downtown and just 19 miles from a destination resort town. Open from April through October, the 7+/- acre campground is located on the banks of a scenic river with tree-lined RV sites, wooded riverside tent camping, and rentals that include four comfortable, fully-equipped cabins, a vintage Airstream and a 1964 Shasta. Guests have access to a thousand feet of riverfront for great fishing and one of the best swimming holes on the river. The campground also offers full-service tubing, kayak, and canoe trips in the very heart of the best paddling waters on the river. There’s Class I through Class III action for all levels of paddling skill.

Location
Located along a popular fishing and kayaking River, 15 minutes a tourist-friendly town with excellent restaurants and shopping. There are destination resort towns in the area. This is a sought after park for campers who love the water and the outdoors.

River livery
A major draw to the area and this campground for sale is the kayaking, tubing, canoeing and fishing business, which is included in the sale of the campground. Trips are scheduled in advance. River-trip season is between Memorial Day and Labor Day, with peak activity in June and July, but always subject to river conditions. The campground uses two vans to take the customers to a drop-off spot. When the trip is completed, the customer calls the campground for a pickup. For tubing, there is just one stretch of the river. The campground takes the tubing customers up the river, drops them off and they float down to the campground to take out. River trips generate between $30–50k per year.

Area attractions
State fairs, cavern tours, popular tourist cities, destination resorts, strawberry festival, river Festivals, various concerts at the fairgrounds, hiking trails, tennis and golf tournaments.
